Eagle Harbor Shopping Center is located on Route 17 and Smith Neck Road in Isle of Wight County. It’s part of the master-planned Eagle Harbor community, which encompasses 563 acres on both the east and west sides of Route 17. The community consists of approximately 1,500 residential units, with prices ranging from $100,000 for attached residences to $300,000 for single-family homes.

The commercial development consists of two parcels divided by the main entrance into Eagle Harbor. The parcel to the east is 14.62 acres and the parcel to the west is 26.67 acres. Both parcels are zoned General Commercial. Recent traffic counts have shown approximately 28,000 vehicles per day on Route 17.

Demographics are deceiving because the trade area extends to the south and west considerably further than five miles and exceeds 10 miles in some instances. There are over 200,000 people within 10 miles.
